Groupvestors Capital LLC (“the Company”) operates community-based real-estate ownership programs that provide members the opportunity to participate in rent-to-own condominium arrangements through savings circles known as Sòl. Participation in a Sòl does not constitute a loan, mortgage, credit facility, or investment security. All programs are structured as contractual savings and equity-transfer agreements governed by applicable state property and contract laws.

No Lending or Credit Services: Groupvestors is not a bank, lender, mortgage company, or financial institution, and it does not engage in lending, credit extension, or mortgage origination. The Company does not evaluate or report credit scores, issue promissory notes, or record liens. Program payments represent community savings contributions and occupancy fees under a rent-to-own arrangement, not principal or interest payments on a loan.

Program Participation: Enrollment in any Groupvestors Sòl program is voluntary and contingent on signing a written participation agreement. Each agreement specifies program duration, monthly contribution amount, occupancy rights, maintenance obligations, and title-transfer terms. Participants are responsible for adhering to these terms. Early withdrawal, missed payments, or breach of contract may result in loss of eligibility or forfeiture of accrued equity credits as outlined in the agreement.

Occupancy & Title Transfer: During the active program period, participants hold exclusive occupancy rights but do not hold legal title to the property. Title is transferred only after the participant has completed all required contributions and satisfied program conditions. Until that time, legal ownership remains with Groupvestors or its designated holding entity.

No Guaranteed Financial Returns: Groupvestors programs are designed to promote homeownership and community equity, not to provide investment returns. The Company makes no guarantees regarding appreciation, resale value, or future market performance of any property.

Regulatory Compliance: Groupvestors complies with applicable real-estate, property-management, and consumer-protection laws in each jurisdiction in which it operates. Participants are encouraged to review all documentation carefully and to seek independent legal or financial advice before enrolling.

Risk Disclosure: As with any property program, participation involves financial commitments and obligations. Members should ensure they understand contribution schedules, occupancy responsibilities, and maintenance costs. Groupvestors does not assume responsibility for personal financial loss resulting from non-compliance, economic downturns, or property-related issues outside the Company’s control.
